Landlords 'should take care with boiler installation'
Property professionals in the UK have been warned to always contact legally qualified engineers when it comes to fitting a new boiler, or having an existing gas boiler serviced.
The Health and Safety Executive (HSE) issued its warnings as landlord Helen Jayne Beckett, of Lodge Hill, Addingham, Ilkley, was fined £1,000 and ordered to pay £1,500 costs for failing to ensure that a gas fire in the property she was renting out was safe.
Appliances such as
gas fires and boilers are legally required to be serviced by a member of the Gas Safe Register once a year and landlords have a duty to present their tenants with a gas safety certificate following this.
Commenting on the news, HSE inspector Steven Kay said: "These measures are in place for a reason because if left unchecked, faulty gas appliances can have devastating consequences."
Landlords who are looking to attract tenants by offering the possibility of lower gas bills may wish to invest in a condensing boiler - which the Energy Saving Trust claims can reduce utility bills by over £250.
